Construction is underway for 6Main, Flaherty & Collins’ newest development in the heart of Richmond, Indiana. Rising on the historic site of the former Elder-Beerman department store, the development will reimagine a cornerstone of the city’s retail past into a vibrant hub for modern living.
“6Main is about honoring Richmond’s history while looking to the future,” said Deron Kintner, Principal at Flaherty & Collins. “For decades, the Elder-Beerman store was a local landmark, and now we have the opportunity to transform this iconic location into something that continues to serve the community, through new homes, amenities, and investment in the heart of downtown.”

The $38 million development will feature 150 luxury apartments and 3,000 square feet of first-floor retail space with residents enjoying modern conveniences such as a fitness center, resort-style pool, outdoor and indoor lounges, and pet-friendly design with a pet spa and dog park. By blending contemporary lifestyle amenities with a site steeped in local history, Flaherty & Collins aims to create a community that reflects Richmond’s heritage and drives future growth.
City officials praised the development for bringing new life to a site so closely tied to Richmond’s commercial history.

“The former Elder-Beerman building has long been a cornerstone of Richmond’s history, and now it stands at the heart of our future,” said Ron Oler, Mayor of Richmond. “The 6Main project is more than just a redevelopment — it’s a symbol of progress. With modern, market-rate apartments, we’re bringing new life, new opportunities, and new energy to our city center. This is about moving Richmond forward — creating a vibrant downtown where people can live, work, and thrive in a place they’re proud to call home.”
Construction is underway, with leasing anticipated to begin in late 2026 ahead of the grand opening in spring 2027.
