The August at Steelpointe Harbor to Celebrate Grand Opening on August 6

420-unit waterfront community marks a major milestone in Bridgeport’s revitalization with workforce housing, local job creation, and a celebration of Steelpointe Harbor’s continued transformation.

Bridgeport, Conn. — Flaherty & Collins Properties, in partnership with the Steelpointe Harbor development team, will celebrate the grand opening of The August at Steelpointe Harbor with an official ribbon-cutting ceremony on Wednesday, August 6, from 2:00 to 2:30 p.m., followed by a community open house from 2:30 to 5:00 p.m.

The celebration marks a major milestone in the transformation of Bridgeport’s waterfront and the continued realization of the Steelpointe Harbor master plan. Governor Ned Lamont and Mayor Joseph Ganim are expected to join project partners, community leaders, residents, and stakeholders to commemorate the opening.

The August is the first residential phase of Steelpointe Harbor and introduces 420 luxury apartment homes, including 160 workforce housing units available to households earning between 80% and 100% of the Area Median Income (AMI). The development represents a significant investment in creating a vibrant mixed-income waterfront community while expanding housing opportunities for Bridgeport residents.

“The August represents years of collaboration, investment, and a shared vision for Bridgeport’s future,” said Ryan Cronk, Principal at Flaherty & Collins. “This project demonstrates that transformational development can create beautiful places to live while supporting local businesses, and creating meaningful jobs for the surrounding community.”

Even before construction of The August began, the Steelpointe development team partnered with Bridgeport Neighborhood Trust to complete 50 workforce housing units throughout the city. An additional 25 workforce homes are currently in development and will be offered for homeownership opportunities.

The overall Steelpointe Harbor master plan calls for approximately 1,500 residential units to be delivered in phases. Under its development agreement with the City of Bridgeport, the project is required to provide the greater of 150 workforce housing units or workforce housing equal to 10% of all market-rate units developed on-site. With 160 workforce apartments delivered in the first residential phase alone, the development team has already exceeded this commitment.

Construction of The August has generated substantial economic benefits for the Greater Bridgeport community through local hiring, workforce development, and partnerships with minority-owned businesses.

Working alongside construction manager KBE Building Corporation, the project team hosted two local hiring fairs that attracted 274 attendees, connecting Bridgeport residents with employment opportunities on the project.

To date, the project has:

  • Logged more than 453,900 construction labor hours
  • Completed onsite orientation for more than 550 workers
  • Achieved approximately 17,100 labor hours worked by local residents
  • Provided approximately 2,700 labor hours to members of the re-entry community

The development also significantly exceeded its diversity contracting goals, awarding:

  • $18.4 million to Minority Business Enterprise (MBE) contractors, surpassing the $9.6 million goal
  • $21.5 million to Women Business Enterprise (WBE) contractors, exceeding the $15.9 million goal
  • More than $5.8 million to Small Business Enterprises (SBEs)

In total, the project awarded more than $41.8 million in contracts to diverse business enterprises, well above its combined participation goal of $31.9 million.

Union contractors played a vital role throughout construction, including partners such as Otis Elevator and Norwalk Marine, alongside numerous local subcontractors including minority-owned firms like McBride Electric.

Construction of The August required extensive environmental remediation and infrastructure improvements that prepared the site for future phases of Steelpointe Harbor.

Key accomplishments include:

  • Recycling approximately 4,500 tons of existing concrete foundations and slabs
  • Moving approximately 35,000 cubic yards of earth
  • Importing approximately 30,000 tons of structural fill
  • Relocating or removing approximately 10,000 cubic yards of contaminated material
  • Pumping, treating, and safely discharging more than 5 million gallons of water
  • Installing 801 Geo-Concrete Columns, 256 Rammed Aggregate Piers, and 109 steel H-piles totaling 8,175 linear feet
  • Utilizing more than 1,800 cubic yards of flowable fill to stabilize existing underground infrastructure

Beyond the buildings themselves, Steelpointe Harbor has become a catalyst for workforce development and economic mobility.

Workers on the project have shared how local hiring opportunities allowed them to build careers while helping shape the future of their own community.

“When I get older, I’ll probably tell my family, ‘I did this. I was part of something that is now good for the community,'” said Jonathan Llanos, a plumbing apprentice who worked on the project.

Other workers have highlighted the project’s impact through opportunities to learn new skills, support their families, and contribute to Bridgeport’s continued revitalization.

As future phases of Steelpointe Harbor move forward, including additional residential neighborhoods, hospitality, retail, and public amenities, the development team remains committed to expanding local hiring efforts, partnering with minority-owned businesses, and ensuring the economic benefits of the project continue to reach the surrounding community.
