The Granary

The Granary is a transformative $67 million mixed-use development positioned as a cornerstone project along Noblesville’s burgeoning Pleasant Street Corridor. Anchored on approximately three acres of city-center real estate, the development will revitalize the historic site of the former Noblesville Milling Company granary, a landmark built in the early 1900s that played a prominent role in the city’s industrial heritage and inspired the Noblesville Millers school moniker.

Designed as a four-story, pedestrian-oriented community hub, The Granary will include 222 luxury residential units, thoughtfully integrated with 5,000 square feet of ground-floor commercial space to support retail and restaurant uses. A structured parking garage with approximately 300 spaces will serve both residents and the public, reinforcing connectivity to downtown and nearby destinations.

The development reflects both market-rate and workforce housing objectives with at least 10% of units committed to workforce-affordable housing. This underscores the city’s broader strategy to link housing availability with economic and community vitality.

Residents at The Granary will have access to an extensive suite of resort-style and community amenities, including:

-A saltwater pool with aqua lounge for leisure and social gatherings;

-A state-of-the-art fitness center and co-working areas for remote work and collaboration;

-Outdoor spaces with grilling stations, fire pits, and social seating;

-A game room with billiards, a club room with a kitchen and bar, and a dedicated pet spa;

-Bicycle accommodations including bike storage and a bike shop to support active lifestyles.

In addition to its residential and commercial components, the southern edge of the site will include a trailhead linking to the Midland Trace and Nickel Plate trails, complete with public restrooms and locker facilities, further integrating the property with Noblesville’s regional network of pedestrian and cycling infrastructure.

The Granary represents the first major development along the planned Pleasant Street Corridor and is intended to enhance downtown Noblesville’s walkability, economic energy, and architectural character, complementing surrounding historic structures. Construction began in 2025 and completion is anticipated by late 2027.
